  Here at Achilles & Kilshaw we let and manage both furnished and unfurnished properties throughout the St Helens and surrounding areas. Although our stock changes on a daily basis you should contact us for current availability and to register your requirements so that we can match you to a suitable property as soon as one becomes available.

Requirements for Processing Tenancy Agreements:

  • A Guarantor (If claiming housing benefits)
  • Two references to be provided for each tenant (see guide below)
  • Two forms of identification from each tenant, one must be photographic
  • Enquiry form must be completed
  • Contract signed and admin fee paid
  • Inventory and schedule of conditions signed by tenant
  • Preference list signed (see guide below)

Holding Deposit

The holding deposit is paid to secure you the right to let the property. Please note that this holding deposit is valid for two weeks from the date of payment. Viewings may still take place however no other agreements can be made until after the initial two week period has lapsed. If you to decide to let the property then the holding fee is deducted from the first months rent. If you decide not to go ahead with the let then the fee is non refundable.

Arrangement fee

The arrangement fee is payable to us and is non refundable. This fee covers the drawing up of the contract between yourself ,the landlord and us. It also covers the organising of all utilities to be changed over to your name, checking of inventory, and most importantly the clarification of references/guarantors and credit checks.

Advance Rent

One months rent upfront is the standard procedure when letting out a property and most landlords require this, it is not unusual that some landlords will request 6 weeks or sometimes more rent upfront. We advise landlords that asking for more than 2 months rent upfront can be unrealstic for tenants. We will therefore not match you with a property unless you have stated that you can pay the amount that you would have stated on your tenant form.

Guarantor

If you are claimimg housing benefits then we require that you have a guarantor. This guarantor can be anyone who is willing to pay your rent should you find yourself in a situation where you are unable to do so. We require the guarantor to sign the contract. We will also need identification and references for this person.

References

References should be obtained from a professional person i.e doctor,bank manager, former/past employer, former landlord etc. All references should be wriiten on headed paper and have full contact details so that we are able to contact them. All references will be checked by us and any unsatisfactory references will be disregarded. In these circumstances alternatives must be found. Please note that in some cases bad references can result in your application being refused.

Identification

Two forms of identification must be provided one of which must be photographic ie passport or driving licence. The other can be a utility bill, bank statement, credit card statement and must display your current residential address . The same is needed for a gurantor if one is required.

Enquiry Form

The enquiry form can be filled out online (Tenant Form) On recepit of this we will contact you within 48 hours for more details and match you to a suitable property.

Inventory/Preference List

The inventory is in place so that both landlord and tenant have the piece of mind whilst the tenancy operates. This document is put together prior to any tenancy commencing and illustrates any existing damage to the property. The landlord, tenant and managing agent will all be provided with a copy of the inventory and all parties are required to sign and date this.

If any damage does occur whilst the tenancy is in force then the tenant will be liable for these damages.

The preference list is an agreement between the Landlord and the Tenant. This will cover any domestic issues such as pets, smoking, noise etc. If any time the preference list is not adhered too it may result in the termination of the tenancy agreement.
